Classification of furnished tourist accommodation

Our Tourist Office has been approved to carry out inspections of furnished accommodation since 28 june 2024.

This new service is available to those renting furnished accommodation in the communes covered by the Community Tourist Office, namely Cogolin, La Mole, La Garde-Freinet, Le Plan de la Tour and Rayol-Canadel-sur-Mer.

What is a meublé de tourisme?

Furnished tourist accommodation is a furnished villa, flat or studio, for the exclusive use of the tenant, offered for rent to a visiting clientele who do not take up residence there and who stay for a day, a week or a month (120 consecutive days maximum).

Article L. 324-1-1 of the Tourism Code

Furnished tourist accommodation must meet the requirements of the 133 control criteria of the reference system to obtain a classification ranging from 1 to 5* for a period of 5 years.

Why classify your furnished accommodation?

  • For micro BICs, 50% tax relief with a ceiling of €77,700 instead of 30% and a ceiling of €15,000 for unclassified furnished accommodation.
  • Unlike non-classified furnished accommodation, the tourist tax is a fixed amount.
  • You can join the Agence Nationale des Chèques Vacances. This means you can accept holiday vouchers as a means of payment.
  • You stand out from the competition by offering a guarantee of quality to your future tenants. Classification as a furnished tourist accommodation is one of the main criteria used by tourists when looking for holiday rentals.
  • Gain greater visibility by publishing your furnished holiday accommodation free of charge on the Visitvar and Région Sud departmental websites.

How to classify your furnished accommodation?

If your furnished accommodation is located in Cogolin, La Mole, La Garde-Freinet, Le Plan de la Tour or Rayol-Canadel-sur-Mer, you can have it classified by our Community Tourist Office or use the services of an inspection body of your choice, the list of which is available on the Atout France website

If you decide to entrust us with the classification of your furnished accommodation:

  • Once you have read the classification documents, complete the full application form, specifying the category in which you wish to classify your furnished accommodation, and return it to the Classification of Furnished Accommodation department.
  • Once we have received your complete application, we will arrange an appointment with you within a maximum of 3 months (excluding July and August) for the inspection visit.
  • We will carry out the inspection of the property identified in the order form, the classification visit, and check the criteria in the classification grid.
  • The owner or his representative must be present on the day of the visit. To obtain its classification, the furnished accommodation must pass all the non-compensable mandatory points without exception and at least 95% of the non-compensable mandatory points. The remaining 5% that cannot be offset must be offset by points à la carte.
  • Within one month, we will send you the inspection certificate, including the inspection report, the inspection grid, the notice of classification decision and the complaints procedure with a form.
  • If you do not contest the classification within 15 days of the inspection certificate being sent to you, the classification will be deemed to have been granted and will be sent to the Agence de Développement Touristique du Var via the CLASS platform for transmitting classified furnished accommodation.

Requirements

The living area for one or two people must be at least 9m² when the kitchen is separate, or at least 12m² when there is a kitchenette.

The shower room and/or WC must be inside and dedicated to the property.

If these requirements are not met, the application for classification will be systematically refused.

NB: In addition to the prerequisites, the criteria grid is made up of non-compensable compulsory points, compensable compulsory points and à la carte points.

The day of the visit

The visit lasts between 45 minutes and 2 hours, depending on the size of the property.

The owner (or an authorised representative) must be present.

The furnished accommodation must be in its rental condition: clean, tidy, bedding ready, equipment in working order.

Details for classification of tourist accommodation

Minimum requirement: Furnished accommodation with one living area intended to accommodate one or two people must have a minimum surface area of 9m² when the kitchen is separate or at least 12m² when there is a kitchenette.

This is the total surface area excluding sanitary facilities (bathroom and WC), with a minimum ceiling height of 1.80m.

A living room is defined as a room separated from the other rooms by fixed partitions, with a minimum surface area of 7 m², a minimum ceiling height of 1.80 m and an opening to the outside. Rooms that do not meet these criteria, such as kitchens and bathrooms, are not counted as living quarters.

Sleeping accommodation that is not in a room that meets the requirements of a living area (min. 7 m², fixed partitions and an opening to the outside) is not counted towards the accommodation’s capacity.

For categories 1*, 2*, 3* and 4*: A 2nd bathroom and a 2nd toilet are required for 7 people or more.

For category 5*: A 2nd bathroom and a 2nd toilet are required for 5 people.

For categories 1*, 2* : Shower curtains are accepted
From category 3*: Shower curtain to be replaced by shower screen.From category 4* upwards: Shower and bathtub must be provided, or if only one of the 2 items is present, the dimensions must be larger than standard.Standard shower size 80cm x 80cm Standard bath size: 170cm x 75cm

Minimum fridge capacity: 110L for 2 people, then 10L for each additional person. For studios only, 80L for 2 people and 10L per additional person. The freezer (****) is capable of maintaining a temperature ≤ -18°c and producing a temperature ≤ -26°c on demand. The freezer compartment (***) allows long-term storage of frozen products at -18°c.

For categories 1*, 2*and 3*: 2 water glasses, 1 wine glass, 2 dinner plates, 2 soup plates, 2 dessert plates, 2 large spoons, 2 small spoons, 2 knives, 2 forks, 2 bowls, 2 cups or mugs.
For categories 4* and 5*: add 1 aperitif glass and 1 champagne glass.

At least: 1 salad bowl, 1 ovenproof dish, 2 saucepans, 1 frying pan, 1 stewpot, 1 corkscrew, 1 bottle opener, 1 pair of scissors, 1 chopping board, 1 bread knife, 1 colander, 1 lid, 1 salad spinner, 1 tart tin and/or cake tin, 1 tin opener, 1 peeler, 1 trivet, 1 measuring glass, 1 ladle, 1 skimmer, 1 spatula, 1 whisk.

Minimum dimensions of single beds :
For category 1*: 80cm x 190cmFor categories 2*, 3*: 90cm x 190cm
For categories 4* and 5*: 90cm x 200cm
Minimum dimensions for 2-person beds :

For categories 3*, 4* and 5*: 2 pillows per person

For categories 1* and 2*: 2 blankets or 1 duvet per bed
For categories 3*, 4* and 5*: duvet compulsory

At least one new sponge, one washing-up liquid, one multi-purpose cleaner, one cleaning cloth, one bin bag, one roll of toilet paper in each WC.

  • The inspection visit
  • Administrative follow-up of the classification file
  • Classification of your furnished accommodation for a period of 5 years if it meets the criteria of the inspection grid.
